Ansept Construction is a general contractor delivering residential, commercial, multifamily, and design-build projects across Western Canada. With 206+ completed projects across 4 provinces and a growing team of 50+, we’re adding a dedicated Construction Estimator to support our expanding project pipeline. This role is central to how we win work - you’ll price projects across multiple sectors and work directly with leadership and project teams to ensure our estimates are competitive, accurate, and profitable.
Key Responsibilities
- Review the active estimating pipeline at the start of each day. Prioritize open estimates by bid deadline, project complexity, and stage of development. Flag any upcoming opportunities that require site visits or early subtrade engagement.
- Perform detailed quantity takeoffs from architectural, structural, and civil drawings using takeoff software. Quantify all applicable scopes including framing, drywall, flooring, millwork, concrete, and sitework with accuracy and traceability.
- Prepare Class D, C, and B estimates at the appropriate stage of each project. Document all assumptions, exclusions, and allowances clearly so estimates are defensible and useful for go/no-go decision-making and client presentations.
- Assemble complete project estimates, incorporating self-perform costs, subtrade quotes, material pricing, waste factors, equipment, labour burden, overhead, and margin. Ensure all cost components are accounted for and consistently applied.
- Distribute drawing packages to mechanical, electrical, fire protection, and other subtrades. Track quote requests, follow up on outstanding submissions, compare received pricing, and select or flag preferred quotes with documented rationale.
- Conduct site visits as required to verify existing conditions, assess scope risks, and gather information that affects pricing accuracy. Document site observations and incorporate findings into the estimate.
- Maintain the estimating log with current status, bid dates, and outcomes for all active and recently tendered opportunities. Keep records organized and accessible for the project team and leadership.
- Support post-project cost reviews by comparing original estimates against final project costs. Identify pricing gaps, inefficiencies, or scope changes and apply findings to improve the accuracy of future estimates and the company cost database.
- Collaborate with leadership and project managers during pre-construction to align on scope, budget constraints, and value engineering opportunities. Present estimates clearly and respond to questions with supporting detail.
- Contribute to the development and maintenance of the company pricing database, unit cost library, and estimating templates. Identify opportunities to improve efficiency and consistency in the estimating process.

You Must Have (Non-Negotiable)
- Minimum 3 years of construction estimating experience at a general contractor (not a single-trade subcontractor).
- Demonstrated ability to independently produce detailed estimates for at least 2 project types (residential, commercial, new-build, or multifamily).
- Proficiency in quantity takeoffs from architectural and structural drawings.
- Strong Excel skills for cost assembly, analysis, and reporting.
- Excellent attention to detail and ability to manage multiple concurrent estimates without errors.
- A valid driver’s license for site visits across the Edmonton metro area.
Nice to Have (But Not Required)
- Experience with Xactimate, ArchDesk, PlanSwift, Buildxact, or similar estimating software.
- Diploma or degree in Construction Management, Engineering Technology, Quantity Surveying, or a related field.
- Experience estimating insurance projects.
- Experience with design-build or pre-construction pricing (conceptual/Class D estimates).
- Gold Seal Estimator certification, CEC, CIQS membership, or similar.
- Experience building or improving an estimating process or pricing database at a previous company.
- Existing subcontractor relationships in the Edmonton construction market.

- You only do rough or conceptual estimates. We need detailed estimating capability with real quantity takeoffs and sub-quote management.
- You're looking for a role where you price the same type of project every day. Our project mix requires adaptability across sectors.
- You are not comfortable using mobile apps on a phone or tablet. Estimating software, project management platforms, and field documentation tools are all accessed digitally. These are standard requirements of the role.
